<br />C. Construction of the project shall remain in substantial compliance with the <br />' approved exhibits and plans. Any change to the project design, project <br />layout, materials or colors shall be submitted in writing and shall be <br />subject to the review and approval of the Zoning Enforcement Official <br />and/or Community Development Director who may administratively <br />approve the changes. <br />III. SITE PLAN REVIEW <br />A. Condition VI. A. of the original Site Plan Review approval, PLN2003- <br />00036, is hereby revised to reduce the square footage of the main building <br />area to 36,169 square feet from the previously approved 46,022 square <br />feet. The main building comprising a floor area of 36,169 square feet <br />(approx.) includes: 3,655 square feet of showroom (retail areas); 7,807 <br />square feet of offices, 20,813 square feet of vehicle service areas, 1,850 <br />square feet of miscellaneous space such as restrooms, janitorial closets, <br />and stairways, and 210 square feet of covered front entryway. This Site <br />Plan Review also includes an additional detached building to the rear of <br />the main building comprising approximately 429 square feet for use as a <br />car wash for the dealership, and not for the commercial operation being <br />open to the general public. <br />B. The top of the sign containing the dealership identification logo, above the <br />front entry element, shall not exceed the height of the parapet wall located <br />behind the sign. Per Exhibit E, the top of the parapet wall behind the sign <br />shall not exceed 35 feet tall when measured from the finished grade. <br />C. The plans submitted for Building Permits shall be revised to include a <br />glazing and framing plan which shall implement a balanced and <br />symmetrical glazing and framing design on the north front facing <br />elevation comparable to the east facing side elevation <br />D. Prior to occupancy of any other additional new car dealership to co-locate <br />with the existing dealership, all exterior changes including but not limited <br />to building signs, entry doors, cosmetic additions and revisions to the <br />outside of the building, changes to walkways, parking lot striping, on-site <br />circulation, and vehicle display shall be submitted as scaled plans, <br />elevations, and perspectives to the Zoning Enforcement Official and/or <br />Community Development Director for review and approval. Any and all <br />of the proposed exterior changes shall be agreed upon by the property <br />owner, the applicant, and the Zoning Enforcement Official and/or <br />Community Development Director. <br />E. Prior to issuance of Building Permits, the approvals granted by the City as <br />a result of this application, as well as the Conditions of Approval, shall be <br />recorded in the Office of the County Recorder of Alameda County <br />Agreement to Conditions January 11, 2007 <br />PLN2006-00095 Page 4 of 5 <br />
