COMPLIANCE WITH APPROVED PLANS <br />A. The applicant/property owner shall comply with Exhibits A through E, attached Co the staff <br />report dated October 31, 2006, except as hereinafter modified. (Exhibits are on file in the City <br />of San Leandro Community Development Department, 835 East 14th Street, San Leandro, <br />California, 9A~577). <br />Exhibit A - Site Plan & Project Data <br />Exhibit B Existing Elevations and Floor Plan <br />Exhibit C - New Floor Plans <br />Exhibit D Proposed Elevations & Streetscape <br />Exhibit E - Cross Section <br />B. The applicant/property owner shall be responsible for assuring that any successor in interest <br />who assumes responsibility for this zoning approval is informed of its terms and conditions. <br />C. Construction shall commence within one (l) year following Zoning Enforcement Official <br />approval of the Major Site Plan Review and shall be substantially completed one year after <br />commencement of construction. For the purpose of compliance with this condition, <br />commencement of construction shall be defined as the construction of a substantial portion <br />of the building foundation structures. <br />D. This Major Site Plan Review approval permits the construction of a first and second-story <br />addition comprising of approximately 1,540 square feet to the rear of the existing single- <br />family dwelling (508 square feet 'first-floor addition, 1,032 square feet second-floor <br />addition) to the existing habitable floor area of 1,402 square feet at 456 Mitchell Avenue, <br />Alameda County Assessor's Parcel Number 76-326-31. <br />E. The subject residence shall be limited to single-family occupancy, only, unless the City <br />grants approval of a permit for any other unit. For the purposes of this condition, <br />installation of any appliances for cooking, including, but not limited to a stove, hot plate or <br />microwave oven, in any room other than the individual kitchen in the existing dwelling <br />unit within the single-family home, shall be deemed the creation of an additional kitchen <br />and therefore creation of an additional dwelling unit.
