CONDITIONS OF APPROVAL <br />PLN2005-00022 <br />771 Arguello Drive <br />Hudson Lee, applicant and property owner <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The applicant/property owner shall comply with Exhibits A through F, dated July 5, <br />2005, except as hereinafter modified. (Exhibits are on file in the City of San <br />Leandro Community Development Department, 835 East 14th Street, San Leandro, <br />California, 94577). <br />Exhibit A - Streetscape and Project Information <br />Exhibit B -Site Plan and Roof Plan <br />Exhibit C -Proposed First Floor Plan <br />Exhibit D -Proposed Second Floor Plan <br />Exhibit E -Front and Rear Elevations <br />Exhibit F -Side Elevations <br />B. The applicant/property owner shall be responsible for assuring that any successor in <br />interest who assumes responsibility for this zoning approval is informed of its terms <br />and conditions. <br />C. Construction shall commence within one (1) year following Zoning Enforcement <br />Official approval of the Major Site Plan Review and shall be substantially <br />completed one year after commencement of construction. For the purpose of <br />compliance with this condition, commencement of construction shall be defined <br />as the construction of a substantial portion of the building foundation structures. <br />D. This Major Site Plan Review approval permits the construction of a two-story <br />addition comprising of approximately 1,791 square-feet to the rear of the existing <br />single-family dwelling (789 square feet first-floor addition, 1,002 square feet <br />second-floor addition). Note: the existing habitable floor area of the home is 1,090 <br />square feet at 771 Arguello Drive; Alameda County Assessor's Parcel Number <br />77B-1168-30. <br />E. The subject residence shall be limited to single-family occupancy, only, unless the <br />City grants approval of a permit for any other unit. For the purposes of this <br />condition, installation of any appliances for cooking, including, but not limited to <br />a stove, hot plate or microwave oven, in any room other than the individual <br />kitchen in the existing dwelling unit within the single-family home, shall be <br />deemed the creation of an additional kitchen and therefore creation of an <br />additional dwelling unit. Specifically, bedrooms or any room other than the <br />designated kitchen in the home on the property shall not have any other kitchen <br />and shall not be acknowledged as a separate dwelling unit at the subject property. <br />Agreement to Conditions July 5, 2005 <br />PLN2005-00022 Page 3 of 4 <br />
