both new driveways and within the entire length of the ten-foot required street side <br />yard on the Williams and Clark Street frontages in all areas not used for the <br />driveway and walkways; refurbishing the parkway strips between the curb and the <br />sidewalk on both street frontages, and including trees in the parkway on Williams <br />and Clark Streets, with a minimum size of 24-inch box. The pallet of shrubs and <br />ground cover planting shall include flowering plants or plants that have colorful <br />foliage. The minimum size for the shrubs shall be five gallons and the ground <br />cover would be one-gallon or from flats with the necessary spacing to cover the <br />planter areas in one growing season. <br />F. Prior to issuance of Certificate of Occupancy of the home, the final landscaping <br />and irrigation specified on the final landscape and irrigation plan shall be <br />completely installed to the satisfaction of the Zoning Enforcement Official. <br />G. Prior to issuance of building permits, the applicant shall submit a detailed <br />maintenance plan for all landscaping, indicating that landscaping be maintained <br />by the property management company. <br />H. Prior to issuance of building permits, the storage container located in the rear of <br />the yard shall be removed. <br />L Prior to issuance of building permits, the applicant shall submit final details and <br />specifications, noting the new wider concrete driveway on the property on the <br />Williams Street frontage, which shall access the new two-car garage and <br />accommodate the one uncovered parking spaces on the driveway. Said uncovered <br />parking space shall be paved for only one vehicle and parking shall not be allowed <br />in tandem in that uncovered parking space. Said details and specifications shall be <br />subject to the review and approval of the Zoning Enforcement Official and City <br />Engineer. The applicant shall be required to obtain an Encroachment Permit from <br />the City Engineer prior to construction of the new driveway. <br />II. PERMITTED USE <br />A. This is an approval of a Conditional Use Permit and Site Plan Review Approval, to <br />construct a 2,175 square foot two-story addition to an existing single-family <br />dwelling, thereby creating a duplex, at 1805 Clarke Street, Alameda County <br />Assessor's Parcel Numbers Assessor's Parcel Numbers 75-69-1. <br />B. Construction of the project shall remain in substantial compliance with the <br />approved exhibits and plans. Any change to the project design, materials or colors <br />shall be subject to the review and approval of the Zoning Enforcement Officials <br />who may administratively approve or require review by the Board of Zoning <br />Adjustments as a modification to appropriate application approval listed above. <br />Agreement to Conditions December 1, 2005 <br />PLN2005-00040 Page 4 of 9 <br />
