I. The proposed uncovered concrete parking pad, located immediately west of the <br />proposed addition, shall be a minimum of nine feet in width, per City standards for <br />parking stalls. No parking shall be allowed in the ten-foot sideyard setback. <br />J. The Urban Runoff Clean Water Program requires that all runoff be treated to <br />remove sediment and water borne pollutants prior to discharge into a public <br />facility. On projects of this type, this can typically be handled by directing runoff <br />through landscaped areas or grassy swales. <br />K. If the design of any site improvements requires encroachments onto neighboring <br />properties during construction, written agreements with that property owner shall <br />be submitted to the City Engineer, for review and approval, prior to issuance of <br />the building permits. <br />L. Sewer cleanouts should be provided at the property line. <br />IV. FENCING AND SCREENING REQUIREMENTS <br />A. The existing chain link fences along the rear and street side property lines shall be <br />removed no later than during installation of the approved irrigation and <br />landscaping and prior to issuance of a Certificate of Occupancy. <br />B. Prior to issuance of a building permit, details for all proposed new fencing shall <br />be submitted. The plans shall include the design, materials, height and location of <br />the proposed fencing and shall comply with the requirements of Zoning Code <br />Section 4-1682 Fences, Walls and Hedges. <br />C. All fencing and walls on the project site shall be structurally sound, graffiti- free <br />and well maintained at all times. <br />D. Barbed or razor wire shall not be installed on any fence or buildings on the project <br />site. <br />E. Prior to issuance of Certificate of Occupancy, all electrical or gas meters, utility <br />switch boxes, telephone interface cabinets, outdoor refuse, or other utility areas shall <br />be screened from view by a fence, wall or landscaping; details subject to approval of <br />the Zoning Enforcement Official. <br />V. MAINTENANCE <br />A. The project site shall be well maintained and shall be kept free of litter, debris and <br />weeds at all times; during construction, the site shall be well maintained and shall <br />be kept free of litter, debris and weeds. <br />B. Any graffiti shall be promptly removed from building walls and/or fences.
