CONDITIONS OF APPROVAL <br />PLN2005-00060 <br />2485 Marineview Drive <br />David F. Stauffer (Applicant and Property Owner) <br />I. <br />COMPLIANCE WITH APPROVED PLANS <br />A. The applicantJproperty owner shall comply with Exhibits A through F, attached to the staff <br />report dated July 26, 2005, except as hereinafter modified. (Exhibits are on file in the City <br />of San Leandro Community Development Department, 835 East 14th Street, San Leandro, <br />California, 94577). <br />Exhibit A: Site Plan (Sheet A1) <br />Exhibit B: Floor Plans (Sheet A2) <br />Exhibit C: Rear and South Side Elevation (Sheet A3.1) <br />Exhibit D: Front (existing) and North Side Elevation (Sheet A3.2) <br />Exhibit E: Sections (Sheet A4) <br />Exhibit F: Sections and Grading (Sheet C1.0) <br />Exhibit G: Details of Proposed Windows <br />B. The applicant/property owner shall be responsible for assuring that any successor in <br />interest who assumes responsibility for this zoning approval is informed of its terms and <br />conditions. <br />C. Construction shall commence within one (1) year following Zoning Enforcement <br />Official approval of the Major View Preservation/Site Plan Review and shall be <br />substantially completed one year after commencement of construction. For the purpose <br />of compliance with this condition, commencement of construction shall be defined as <br />the construction of a substantial portion of the building foundation structures. <br />D. This Major View Preservation/Site Plan Review approval permits the construction of a <br />one-story addition with approximately 789 square feet of living area, to the existing <br />1,960 square-foot single-story home at 2485 Marineview Drive, Alameda County <br />Assessor's Parcel Number 79-27-8. <br />E. The subject residence shall be limited to single-family occupancy, only, unless the City <br />grants approval of a permit for any other unit. For the purposes of this condition, <br />installation of any appliances for cooking, including, but not limited to a stove, hot plate <br />or microwave oven, in any room other than the individual kitchen in the existing <br />dwelling unit within the single-family home, shall be deemed the creation of an <br />additional kitchen and therefore creation of an additional dwelling unit. Specifically, <br />bedrooms or any room other than the designated kitchen in the home on the property <br />shall not have any other kitchen and shall not be acknowledged as a separate dwelling <br />unit at the subject property. <br />Agreement to Conditions August 2, 2005 <br />PLN2005-00060 Page 3 of 4 <br />
