CONDITIONS OF APPROVAL <br />PLN2005-00072 <br />566 Kenilworth Avenue <br />William Seevers (applicant) and Gregorio Villalobos (property owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The applicantlproperty owner shall comply with Exhibits A thru F, attached to the <br />staff report dated August 2, 2005, except as hereinafter modified. (Exhibits are on <br />file in the City of San Leandro Community Development Department, 835 East 14th <br />Street, San Leandro, California, 94577). <br />Exhibit A -Site Plan & Location of Structures on Adjacent Parcels <br />Exhibit B -Existing Floor Plan <br />Exhibit C -New Floor Plans <br />Exhibit D -Elevations <br />Exhibit E - Streetscape <br />Exhibit F - Photo of Proposed Window & Door Trim <br />B. The applicant/property owner shall be responsible for assuring that any successor in <br />interest who assumes responsibility for this zoning approval is informed of its terms <br />and conditions. <br />C. Construction shall commence within one (1) year following Zoning Enforcement <br />Official approval of the Major Site Plan Review and shall be substantially <br />completed one year after commencement of construction. For the purpose of <br />compliance with this condition, commencement of construction shall be defined <br />as the construction of a substantial portion of the building foundation structures. <br />D. This Major Site Plan Review permits the construction of a two-story addition with <br />approximately 2,172 square feet of new living area, to the existing 1,118 square- <br />foot single-story home at 566 Kenilworth Avenue, Alameda County Assessor's <br />Parcel Number 76-297-28. <br />E. Plans submitted for building permits shall include the following changes approved <br />by the Zoning Enforcement Official: <br />1. A story band between the first and second stories on all elevations except the <br />front; <br />2. The second story deck shall be cantilevered with posts removed; <br />3. The railings for the deck shall be wrought-iron to match the railings on the <br />front porch. <br />F. The subject residence shall be limited to single-family occupancy, only, unless the <br />City grants approval of a permit for any other unit.
