CONDITIONS OF APPROVAL <br />PLN2005-00100 <br />1526 Wayne Avenue <br />R. and G. Lazatin (Applicants and Property Owners) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The applicant/property owner shall comply with Exhibits A through E, attached to the <br />staff report dated February 7, 2006, except as hereinafter modified. (Exhibits are on file in <br />the City of San Leandro Community Development Department, 835 East 14th Street, San <br />Leandro, California, 94577). <br />Exhibit A: Cover Sheet and Site Plan (Sheet A-1) <br />Exhibit B: Streetscape (Sheet A-2) <br />Exhibit C: Existing and Proposed First Floor Plans (Sheet A-3) <br />Exhibit D: Front and Rear Elevations and Proposed Second Floor Plan (Sheet A-4) <br />Exhibit E: Left and Right Elevations and Cross Section (Sheet A-5) <br />B. The applicant/property owner shall be responsible for assuring that any successor in <br />interest who assumes responsibility for this zoning approval is informed of its terms and <br />conditions. <br />C. Construction small commence within one (1) year following Zoning Enforcement <br />Official approval of the Major Site Plan Review and Administrative Exception and shall <br />be substantially completed one year after commencement of construction. For the <br />purpose of compliance with this condition, commencement of construction shall be <br />defined as the construction of a substantial portion of the building foundation structures. <br />D. This Major Site Plan Review and Administrative Exception approval permits the <br />construction of a two-story addition with approximately 1,095 square feet of area, to the <br />existing 1,008 square-foot single-story home at 1526 Wayne Avenue, Alameda County <br />Assessor's Parcel Number 77-120-40. <br />E. Prior to issuance of building permits, the following plan changes shall be submitted for <br />the review and approval of the Zoning Enforcement Official: <br />Front Elevation <br />o Move two side windows on second story toward center and enlarge them; <br />o Center middle window (to an approximate 3 foot long, two feet tall) and align with <br />front door; <br />Rear and Side Elevations <br />o Enlarge windows on second story to a minimum 6048 (6030 windows do not meet <br />UBC for bedroom egress); <br />o Align second floor windows with windows proposed on first floor; <br />o Center window should be enlarged (make it both wider and taller); <br />Agreement to Conditions February 7, 2006 <br />PLN2005-00100 Page 3 of 5 <br />
