CONDITIONS OF APPROVAL <br />PLN2005-000102 <br />1109 Grace Street <br />Guo Ping Wu (Applicant/Property Owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The applicant/property owner shall comply with Exhibits A through C, attached to <br />the staff report dated November 22, 2005, except as hereinafter modified. (Exhibits <br />are on file in the City of San Leandro Community Development Department, 835 <br />East 14th Street, San Leandro, California, 94577). <br />Exhibit A: Site Plan & Elevations <br />Exhibit B: Streetscape & Elevations <br />Exhibit C: Floor Plans <br />B. The applicant/property owner shall be responsible for assuring that any successor in <br />interest who assumes responsibility for this zoning approval is informed of its terms <br />and conditions. <br />C. Construction shall commence within one (1) year following Zoning Enforcement <br />Official approval of the Major Site Plan Review and Administrative Exception and <br />shall be substantially completed one year after commencement of construction. <br />For the purpose of compliance with this condition, commencement of <br />construction shall be defined as the construction of a substantial portion of the <br />building foundation structures. <br />D. This Major Site Plan Review and Administrative Exception approval permits the <br />construction of a two-story addition comprising of approximately 1,501 square <br />feet to the rear of the existing single-family dwelling (728 square feet first-floor <br />addition, 773 square feet second-floor addition) to the existing habitable floor area <br />of 1,249 square feet, and continuance of a four-foot, eight-inch interior side <br />setback and asix-foot, ten-inch street side yard for the first story addition adjacent <br />to the Ark Street frontage (the new second story addition adjacent to the Ark <br />Street frontage must provide the full ten-foot setback) at 1109 Grace Street, <br />Alameda County Assessor's Parcel Number 77D-1480-1. <br />E. Prior to issuance of building permits, the applicant shall provide detailed <br />information on the proposed style and size of the foam window trim and the foam <br />belly band.
