additional dwelling unit. Specifically, bedrooms or any room other than the <br />designated kitchen in the home on the property shall not have any other kitchen <br />and shall not be acknowledged as a separate dwelling unit at the subject property. <br />G. Final building plans submitted for building permits shall include a minimum of one <br />additional window on the second-story front elevation so that the recessed (rearmost <br />plane) shall have a minimum of three windows. Said windows on the final plans <br />shall be subject to the review and approval of the Zoning Enforcement Official. <br />H. Raised foam (polystyrene) window trim, stucco coated and painted to match shall be <br />constructed and applied to windows on the existing home and shall match or be <br />similar in appearance to the new window frame on the new addition. Details and <br />specifications of the window trim, finish and final color shall be shown on the final <br />building plans submitted for building permits. Said details and specifications shall <br />be subject to the review and approval of the Zoning Enforcement Official. <br />I. Final building plans submitted for building permits shall include cosmetic support <br />features including but not limited to corbels or brackets on the cantilevered sections <br />of the second-story. The final details and specifications of the cosmetic support <br />features shall be subject to the review and approval of the Zoning Enforcement <br />Official. <br />II. GENERAL CONDITIONS <br />A. All structures shall be structurally sound and well-maintained at all times; any <br />damage to the structures shall be promptly repaired. <br />B. Any graffiti on the property shall be promptly removed. <br />C. Any fencing on the property shall conform to Zoning Code Section 4-1682 A. <br />Specifically; the maximum height of a fence, wall, or hedge shall be seven feet <br />except in required front or corner side yards abutting a street where the maximum <br />height shall be three feet tall. <br />D. Construction activity shall not commence prior to 7:00 a.m. and shall cease by <br />7:00 p.m. Monday through Friday, and construction activity shall not commence <br />prior to 8:00 a.m. and shall cease by 7:00 p.m. on Sunday and Saturday. No such <br />construction is permitted on Federal holidays. As provided in this City of San <br />Leandro's Noise Ordinance (ORDINANCE NO. 2003 - 005), "construction" shall <br />mean any site preparation, assembly, erection, substantial repair, alteration,: <br />demolition or similar action, for or on any private property, public or private right- <br />of-way, streets, structures, utilities, facilities, or other similar property. <br />Construction activities carried on in violation of this Article may be enforced as <br />provided in Section 4-11-1130, and may also be enforced by issuance of a stop <br />work order and/or revocation of any or all permits issued for such construction <br />activity. <br />Agreement to Conditions October 25, 2005 <br />PLN2005-00110 Page 4 of 5 <br />
