E. Prior to issuance of a building permit, detailed plans shall be submitted for <br />screening of the truck loading dock area, recycling staging area, and exterior/roof- <br />top mechanical equipment. These shall be screened from view so as not to be <br />visible from adjacent properties or streets to the satisfaction of the Community <br />Development Director. PG&E transformers shall be located underground or, if <br />above ground, shall be screened or located in an obscure location. This condition <br />shall not apply to wireless cable receivers that do not exceed three feet in <br />diameter. <br />F. Dumpsters shall remain inside the trash enclosure at all times with the exception <br />of emptying by the disposal company. Gates to the refuse area shall be closed <br />except when necessary to move out the dumpsters or deposit trash from garbage <br />receptacles. The applicant shall maintain an adequate number of trash/recycle <br />containers, which shall be covered at all times. Individual trash receptacles placed <br />near the building entrances shall be emptied on at least a daily basis and shall not <br />be allowed to overflow. <br />VII. MAINTENANCE <br />A. The project site shall be well maintained and shall be kept free of litter, debris and <br />weeks at all times; during construction, the site shall be well maintained and shall <br />be kept free of litter, debris and weeds. <br />B. Any graffiti shall be promptly removed from building walls, perimeter walls <br />andlor fences. The developer and any successors in interest shall comply with the <br />rules and regulations of the City's graffiti removal program and shall grant a <br />license and right of entry as requested to enforce the terms of such program. <br />C. The signs on the property shall be well maintained at all times. Any damage to <br />the signs shall be promptly repaired or replaced. <br />D. Unauthorized and temporary signage shall not be permitted on the property, <br />except as approved for a specified amount of time in a Special Event Permit <br />granted by the City Community Development Department. <br />E. Upon demolition or removal of existing structures and improvements, the site <br />shall be enclosed with a security fence and shall be well maintained in a neat <br />mariner, free of weeds, litter and debris. <br />F. Upon any type of notification from any City Official, any type of overflow from <br />the trash enclosure shall be cleaned up within 4 hours. The City reserves the right <br />to have its Public Works Division or subcontractor clean up the condition and the <br />applicant shall be responsible for all associated costs with the cleanup. <br />G. The area within and surrounding the enclosure, including public property <br />(sidewalk area) shall be steam cleaned at least quarterly and sooner if ordered by <br />any City Official. <br />Agreement to Conditions November 17, 2005 <br />PLN2005-00111 Page 9 of 9 <br />
