L. If the design of any site improvements requires encroachments onto neighboring <br />properties during construction, written agreements with that property owner shall be <br />submitted to the City Engineer, for review and approval, prior to issuance of the <br />building permits. <br />M. Sewer cleanouts shall be provided at the property line. <br />V. FIRE DEPARTMENT <br />A. Project shall be required to meet minimum fire flow standards as per Appendix III-A <br />of the California Fire Code. Plans do not indicate the distance or flow information for <br />the nearest fire hydrant. If hydrant is not within standards, a new hydrant will be <br />required. <br />B. Project shall be required to meet the minimum standards of the building and fire <br />codes. Plans shall be submitted to the building and fire departments for review prior <br />to the start of construction. <br />C. A four-hour rated firewall shall separate the storage portion of the building from the <br />contiguous new dwelling unit, thereby requiring that only the rear unit shall be <br />sprinklered to the satisfaction of the Fire Marshal. If said four-hour fire wall is not <br />constructed the entire structure including both dwelling units shall be sprinklered to <br />the satisfaction of the Fire Marshal. <br />VI. POLICE DEPARTMENT <br />A. The applicant shall submit typical details and specifications for the security of the <br />new residences; details subject to the review and approval of the City of San Leandro <br />Police Department and the Community Development Director. Said details and <br />specifications shall include, but is not limited to, dead bolt locks, front-door door <br />viewers, sliding glass door and window locking and anti forced entry devices. <br />B. All building addresses shall be placed in such a position as to be plainly visible and <br />legible from the street. Said numbers shall contrast with their background and be <br />visible at night. Details including number size and location shall be submitted for the <br />review and approval of the City of San Leandro Police Department, Fire Marshal and <br />the Community Development Director, prior to issuance of building permits Specific <br />property addresses will be assigned by the City's Building and Safety Division of the <br />Community Development Department. <br />VIL MAINTENANCE <br />A. The site shall be well maintained and shall be kept free of litter, debris and weeds. <br />B. The fencing shall be structurally sound and well maintained at all times; any damage to <br />the fence shall be promptly repaired. <br />Agreement to Conditions January 19, 2006 <br />PLN2005-00125 Page 7 of 9 <br />
