Murray (Applicant) and K. and P. Lourenco (Property Owners) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The applicant/property owner shall comply with Exhibits A and B, attached to the <br />staff report dated February 7, 2006, except as hereinafter modified. (Exhibits are on <br />file in the City of San Leandro Community Development Department, 835 East 14th <br />Street, San Leandro, California, 94577). <br />Exhibit A: Site Plan and Floor Plans (Sheet 1) <br />Exhibit B: Elevations, Streetscape and Section (Sheet 2) <br />B. The applicant/property owner shall be responsible for assuring that any successor in <br />interest who assumes responsibility for this zoning approval is informed of its terms <br />and conditions. <br />C. Construction shall commence within one (1) year following Zoning Enforcement <br />Official approval of the Major Site Plan Review and shall be substantially <br />completed one year after commencement of construction. For the purpose of <br />compliance with this condition, commencement of construction shall be defined <br />as the construction of a substantial portion of the building foundation structures. <br />D. This Major Site Plan Review approval permits the construction of a two-story <br />addition with approximately 1,689 square feet of area, to the existing 1,034 <br />square-foot single-story home at 1725 148th Avenue, Alameda County Assessor's <br />Parcel Number 77E-1586-17. Additionally, the illegally converted one-car garage <br />shall be converted back to a legal garage space. <br />E. Prior to issuance of building permits, details of both existing and proposed <br />windows, including window style and window trim shall be submitted for the <br />review and approval of the Zoning Enforcement Official. Windows for the <br />second-floor bedroom on the west side of the proposed addition shall be placed a <br />minimum of five feet from the floor. <br />F. The subject residence shall be limited to single-family occupancy, only, unless the <br />City grants approval of a permit for any other unit. For the purposes of this <br />condition, installation of any appliances for cooking, including, but not limited to <br />a stove, hot plate or microwave oven, in any room other than the individual <br />Agreement to Conditions February 7, 2006 <br />PLN2005-00133 Page 3 of 5 <br />
