G. The approvals granted by the City as a result of this application, as well as <br />the Conditions of Approval, shall be recorded in the Office of the County <br />Recorder of Alameda County. <br />XIIL ADDITIONAL CONDITIONS <br />A. The final building plans for building permits shall show the three homes <br />abutting the southerly property line shall maintain a 12.5 feet setback <br />from the property line shared with the Garden Terrace Condominium. <br />B. Obscured (frosted) glass shall be used and maintained for the second- <br />story and third-story windows of each unit abutting the southerly property <br />line in order to provide additional privacy to the adjacent property to the <br />south. The CC&Rs shall include a provision requiring that the obscured <br />glass shall be maintained for the second-story and third-story windows of <br />each unit abutting the southerly property line. <br />C. The final building plans for building permits shall show trellis features <br />over the rear of the buildings abutting the southerly property line to <br />minimize views of the rear yards from the adjacent property to the south. <br />Final details and specifications shall be submitted with building permit <br />plans for the review and the approval of the Community Development <br />Director. <br />D. After completing construction of the on-site improvements and the <br />exterior of the homes on the property, the Garden Terrace Owners <br />Association may hire a cleaning service to clean windows of the north- <br />facing units and power-wash the north-side facing exterior wall of the <br />Garden Terrace building. The applicant shall reimburse the Garden <br />Terrace Owners Association of the fens to perform said cleaning services. <br />E. Pest and vermin control shall be instituted prior to the demolition and <br />construction of the project. <br />F. A Homeowners Association shall be required for this residential <br />subdivision and a Homeowners Association shall be referenced in the <br />CC&Rs. The Homeowners Association shall be required to maintain the <br />common areas such as the driveway/roadway, landscaping and the entry <br />arbor. <br />G. The final landscape plan required under condition III. B., shall include <br />tree planting in the rear yards of the buildings abutting the southerly <br />property line to buffer views of the rear yards from the adjacent property <br />to the south.
