CONDITIONS OF APPROVAL <br />PLN2006-00006 <br />2503 Lakeview Drive <br />E. Lu (Applicant and Property Owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The project shall comply with Exhibits A through G, attached to the staff report <br />dated Apri16, 2006, except as hereinafter modified. (Exhibits are on file at the City <br />of San Leandro, Community Development Department, 83S East 14th Street, San <br />Leandro, California, 94577). <br />Exhibit A -Site Plan <br />Exhibit B -First Floor Plan <br />Exhibit C -Second Floor Plan <br />Exhibit D -Elevations <br />Exhibit E - Streetscape, Cross Section & Adjacent Dwelling Footprints <br />Exhibit F -Contours Map <br />Exhibit G -Example Proposed Roof Material <br />B. The property owner shall be responsible for assuring that any successor in interest <br />who assumes responsibility for this zoning approval is informed of its terms and <br />conditions. <br />C. Construction shall commence within one (1) year following Board of Zoning <br />Adjustments approval of the Major View Preservation/Site Plan Review and Height <br />Exception and shall be substantially completed one year after commencement of <br />construction. For the purpose of compliance with this condition, commencement of <br />construction shall be defined as the pouring or construction of a substantial portion <br />of the building foundation structures. <br />II. PERMITTED USE <br />A. This is an approval to construct atwo-story addition at 2503 Lakeview Drive, <br />Assessor's Parcel Number 79-27-52. Specifically, Major View Preservation/Site <br />Plan Review/ Height Exception; to add 256 square feet of living area to the first <br />story and construct a second story addition comprising of approximately 1,256 <br />square feet and with a height greater than the 18-foot height limit in the RS-VP <br />Residential Single-Family View Preservation Sub-District but not to exceed the 30- <br />foot height limit of the base RS Residential Single-Family District. <br />B. The subject residence shall be limited to single-family occupancy, only, unless the <br />City grants approval of a permit for any other unit.
