CONDITIONS OF APPROVAL <br />PLN2006-00009 <br />14515 Catalina Street <br />Catalina 14501, LLC (Applicant and Property Owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The applicant/property owner shall comply with Exhibits A through C, attached to <br />the application dated January 31, 2006, except as hereinafter modified. (Exhibits are <br />on file in the City of San Leandro Community Development Department, 835 East <br />14th Street, San Leandro, California, 94577). <br />Exhibit A: Existing and Proposed Site Plan (Sheet A1.1) <br />Exhibit B: Proposed Site Plan (Sheet A2.1) <br />Exhibit C: Existing Elevations and Notes (Sheet A3.1) <br />B. The applicant/property owner shall be responsible for assuring that any successor in <br />interest who assumes responsibility for this zoning approval is informed of its terms <br />and conditions. <br />C. Construction shall commence within one (1) year following Zoning Enforcement <br />Official approval of the Zoning Permit and shall be substantially completed one <br />year after commencement of construction. For the purpose of compliance with <br />this condition, commencement of construction shall be defined as the construction <br />of a substantial portion of the building foundation structures. <br />D. This Zoning Permit approval permits the conversion of a office/warehouse <br />building into 10 individual ownership units at 14515 Catalina Street, Alameda <br />County Assessor's Parcel Number 80G-933-25. <br />E. Construction of the project shall remain in substantial compliance with the <br />approved exhibits and plans. Any change to the project design or materials shall <br />be subject to the review and approval of the Zoning Enforcement Official. <br />II. REQUIRED REPORTS <br />A. Prior to issuance of building permits, applicant shall submit property evaluation <br />reports detailing the structural conditions, useful life and any apparent deferred <br />maintenance on the property which may include, but is not limited to, foundations, <br />electricity, plumbing, utilities, walls, ceilings, windows, frames, fire protection, <br />and drainage facilities. Such report shall also describe the condition of refuse <br />disposal facilities, fountains, stone and brickwork, and exterior lighting.
