C. No barbed or ribbon wire shall be installed on the fences. <br />VII. LANDSCAPING <br />A. A11 landscape improvements shall be maintained in a healthy growing condition at <br />all times. Practices for maintaining the landscaping in a healthy growing conditions <br />shall include, but is not limited to periodical pruning and fertilizing. <br />B. A minimum of 16 24" box trees shall be added along the rear and side property lines <br />to soften the appearance of the new two-story building from the adjacent properties. <br />The types of trees planted will be determined in consultation with the adjacent <br />neighbor. <br />VIII. MAINTENANCE <br />A. The site shall be well maintained and shall be kept free of litter, debris and weeds. <br />B. Any graffiti shall be promptly removed from all structures, building walls and <br />property line walls and fences. <br />C. All trash bins and recycle bins shall be kept out of public view for each unit on the <br />property. <br />IX. GENERAL CONDITIONS <br />A. Garages shall be kept free, at all times, of storage or any other large items which <br />would prevent parking a vehicle completely within the garage. This prohibition <br />shall be included in the recorded CC&R's. <br />B. All garage doors shall be sectional roll-up doors with raised panel sections and <br />windows or simulated windows on the top section, and shall have an electronic, <br />remote control garage door opener. <br />C. The applicant shall submit typical details and specifications for the security of the <br />new residences; details subject to the review and approval of the City of San <br />Leandro Police Department and the Community Development Director. Said <br />details and specifications shall include, but is not limited to, dead bolt locks, <br />front-door door viewers, sliding glass door and window locking and anti-forced <br />entry devices <br />D. All building/property addressing shall be placed in such a position as to be plainly <br />visible and legible from the street. Said numbers shall contrast with their <br />background and be visible at night.
