CONDITIONS OF APPROVAL <br />PLN2006-00016 <br />2954-2998 Teagarden Street <br />Teagarden Business Center, LLC (Applicant and Property Owner) <br />I. <br />COMPLIANCE WITH APPROVED PLANS <br />A. The applicant/property owner shall comply with Exhibits A through F, referenced in <br />the approval letter dated August 11, 2006, except as hereinafter modified. (Exhibits <br />are on file in the City of San Leandro Community Development Department, 83S <br />East 14th Street, San Leandro, California, 94577). <br />Exhibit A: Parcel Map/Plot Plan <br />Exhibit B: Declarations of Restrictions (CCRs) and Condominium Plan <br />Exhibit C: Building Elevations <br />Exhibit D: Off Street Parking Requirement Table <br />Exhibit E: Property Evaluation Reports <br />Exhibit F: Tenant Notification documentation <br />II. <br />B. The applicant/property owner shall be responsible for assuring that any successor in <br />interest who assumes responsibility for this zoning approval is informed of its terms <br />and conditions. <br />C. Construction shall commence within one (1) year following Zoning Enforcement <br />Official approval of the Zoning Permit and shall be substantially completed one <br />year after commencement of construction. For the purpose of compliance with <br />this condition, commencement of construction shall be defined as the construction <br />of a substantial portion of the building foundation structures. <br />D. This Zoning Permit approval permits the conversion of an industrial <br />office/warehouse building into 23 individual ownership units at 2954-2998 <br />Teagarden Street, Alameda County Assessor's Parcel Number 77B-1201-34-1. <br />E. Construction of the project shall remain in substantial compliance with the <br />approved exhibits and plans. Any change to the project design or materials shall <br />be subject to the review and approval of the Zoning Enforcement Official. <br />REQUIRED REPORTS <br />A. Prior to issuance of building permits, applicant shall submit property evaluation <br />reports detailing the structural conditions, useful life and any apparent deferred <br />maintenance on the property which may include, but is not limited to, foundations, <br />electricity, plumbing, utilities, walls, ceilings, windows, frames, fire protection, <br />and drainage facilities. Such report shall also describe the condition of refuse <br />disposal facilities, fountains, stone and brickwork, and exterior lighting.
