H. Applicant shall remove any damaged or unused driveways, sidewalk, curbs and <br />gutter along the full project frontage, and shall construct new City standard <br />driveway, sidewalk, curb and gutter as needed. <br />L All new utilities and services to the building shall be placed underground. <br />J. All new sewer connections shall provide cleanouts at the property line. <br />K. The applicant shall provide bicycle parking racks. <br />L. The City's municipal stonnwater permit requires that the project implement site <br />design measures to minimize land disturbance, the creation of impervious surface <br />area and changes in volume, flow, rate, timing and duration of runoff. It requires the <br />project to implement source control measures and post-construction stormwater <br />treatment controls that control sources of pollutants associated with the post- <br />construction phase of a project. Examples of appropriate site design features, source <br />control measures and post-construction stormwater treatment controls can be found <br />on the Alameda Countywide Clean Water Program (ACCWP) website: <br />www.cleanwaterprogram.org. Where reasonable possible, all roof downspouts shall <br />filter through landscape areas prior to entering the stone water system. <br />M. The Developer is also responsible for ensuring that all contractors and <br />subcontractors are aware of and implement all storm water quality measures. Failure <br />to comply with the approved construction Best Management Practices (BMPs) shall <br />result in the issuance of correction notices, citations and/or a project stop order. <br />N. All garbage, waste and recycling shall be kept in clean and sanitary containers with <br />covers within each of the Units. <br />O. Interior floor drains shall be plumbed to the sanitary sewer system and shall not be <br />connected to storm drains. <br />P. Process activities shall be performed either indoors or in roofed outdoor areas. If <br />performed outdoors, the area shall be designed to prevent run-on to and runoff from <br />the area with process activities. <br />Q. Process equipment areas shall drain to the sanitary sewer system. <br />R. For large air conditioning units the condensate lines shall be directed to landscape <br />areas, or alternatively connected to the sanitary sewer system. <br />S. The Applicant shall complete the Impervious Surface Form prior to building permit <br />approval to meet the requirements of the City's NPDES permit. <br />T. To control storm water pollution, the Applicant shall comply with the regulations <br />and provisions contained in the City's Grading Ordinance, the City's Storm Water <br />Pollution Prevention Permit, and the National Pollutant Discharge Elimination <br />System (NPDES), to the satisfaction of the City Engineer. <br />Agreement to Conditions August 11, 2006 <br />PLN2006-00016 Page 5 of 7 <br />
