CONDITIONS OF APPROVAL <br />PLN2006-00029 -1250 Business Center Drive <br />Calligaris USA, Inc. (Applicant), Bayside Business Park LP (Property Owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The applicant and/or property owner shall comply with Exhibit B, dated April 20, <br />2006, except as hereinafter modified. (A copy of Exhibit A is on file in the <br />Community Development Department, 835 East 14th Street, San Leandro, <br />California). <br />Exhibit B -Floor Plan <br />B. The applicant and/or property owner shall be responsible for assuring that any <br />successor in interest who assumes responsibility for this zoning approval is <br />informed of its terms and conditions. <br />II. PERMITTED USE <br />A. This approval is for a conditional use permit to allow wholesale furniture <br />distribution and warehousing activities generally during the hours of Monday- <br />Friday, 8 AM to 5 PM, with occasional weekend hours; 1250 Business Center <br />Drive; also known as Alameda County Assessor's Parcel Number 79A-515-2-8. <br />B. Insomuch as the applicants intend to purchase the property from the current <br />owners (original developers of the subdivision), the conditions of approval <br />associated with PLN2002-00031 shall continue to be in affect and are hereby <br />incorporated by reference. <br />III. FIRE DEPARTMENT <br />A. The applicant shall comply with the applicable Building and Fire Codes. Site and <br />Building plans shall be provided for review and approval by the Fire Department. <br />IV. GENERAL REQUIREMENTS <br />A. There shall be not outside display of merchandise at any time, and outside storage is <br />not permitted without prior approval of an Outdoor Facilities Permit. <br />B. Any permanent and/or temporary signage shall be required to obtain a building <br />permit prior to installation. Permanent building signage must be in conformance <br />with the approved sign program for the subdivision. <br />C. All packaging materials associated with the inventory shall be disposed of in the on- <br />site trash enclosure, or if full, shall be kept inside the building until the assigned <br />Agreement to Conditions Apri121, 2006 <br />PLN2006-00029 Page 3 of 4 <br />
