F. Prior to issuance of building permits, the final sign program shall be submitted for a <br />sign permit. <br />IV. ENGINEERING AND TRANSPORTATION DEPARTMENT REQUIREMENTS <br />A. The proposed development shall comply with City ordinances, policies and <br />regulation. All improvements shall be in accordance with the City's Design <br />Standards, Specifications and Standard Plans unless otherwise specifically approved <br />by the City Engineer. <br />B. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the <br />City HEREBY NOTIFIES the applicant for this Project that the 90-day approval <br />period (in which the applicant may protest the imposition of any fees, dedications, <br />reservations, or other exactions imposed on this Project by these Conditions of <br />Approval) will begin on the date of the conditional approval of this Project. If you <br />fail to file a protest within this 90-day period, complying with all of the <br />requirements of Government Code Section 66020, you will be legally barred from <br />later challenging any such fees, dedications, reservations or other exactions. <br />C. Prior to occupancy, the owner shall repair any damaged sidewalk, curb and gutter <br />along the project frontage to the satisfaction of the City Engineer. <br />D. Parking spaces shall be striped to meet City Parking Standards. Handicap spaces <br />shall be properly indicated and a corresponding ramp installed. <br />E. No construction materials and/or equipment shall be stockpiled or parked within the <br />City right-of--way without the City Engineer's approval. <br />F. Trash enclosures and/or recycling areas must be completely covered; no other area <br />shall drain onto this area. <br />G. All on-site storm drains must be labeled "No Dumping -Drains to Bay" using <br />thermoplastic paint. <br />H. All on-site storm drains must be cleaned at least twice a year; once immediately <br />prior to the rainy season (October 15) and once in January. Additional cleaning may <br />be required by the City Engineer <br />V. MAINTENANCE <br />A. All landscaping improvements shall be refurbished and maintained in a healthy <br />growing condition at all times. <br />B. Prior to Certificate of Occupancy, the damaged fabric parapet on the south elevation <br />shall be fixed to match existing and kept in a good, clean, sound conditions at all <br />times; and solid metal gates shall be installed at the front of the trash enclosure. <br />Agreement to Conditions August 8, 2006 <br />PLN2006-00052 Page 5 of 7 <br />
