VI. FIRE <br />A. Project shall be required to meet the minimum standards of the building and fire <br />codes. Plans shall be submitted to the building and fire departments for review <br />prior to the start of construction. <br />B. Project shall be required to meet minimum fire flow standards and access <br />standards as per the California Fire Code. If a hydrant is not within standards, a <br />new hydrant will be required. Automatic fire sprinklers may be provided to <br />mitigate hydrant and access deficiency. <br />VII. MAINTENANCE <br />C. The site shall be well maintained and shall be kept free of litter, debris and weeds. <br />D. Any graffiti shall be promptly removed from all structures, building walls and <br />property line walls and fences. <br />E. All landscaping improvements shall be maintained in a healthy growing condition at <br />all times. Practices for maintaining the landscaping in such a manner shall include, <br />but is not limited to, periodic pruning and fertilizing. <br />D. The trash and recycle bins shall be kept out of public view, except when it is <br />necessary to bring them to the curbside on days that the contents of the containers <br />are picked up for disposal. <br />VIII. GENERAL CONDITIONS <br />A. Prior to issuance of Building Permits for the second unit, a Landscaping and <br />Irrigation Plan for the front yard must be submitted to the Community Development <br />Director for review and approval. The landscaping plan shall include a border of <br />shrubs or decorative boulders to prevent parking in the front yard area. <br />B. Prior to issuance of Building Permits, details for the exterior finish of the homes <br />must be submitted to the Community Development Director for review and <br />approval. The details shall include information about the window and door trim. <br />C. Details for a paved driveway and parking pads on either side of the garage must be <br />included with the building permits for this project. The paved driveway must <br />extend to the garage and the parking pads. <br />D. No parking shall be permitted on the driveway except to load or unload a vehicle. <br />E. Prior to the issuance of building permits, the applicant shall submit an agreement to <br />the City proving that permission has been granted to use the driveway of 1386 <br />Pacific Avenue for the purpose of moving the manufactured home onto the subject <br />property. The document shall be signed by the applicant and the owner of 1386 <br />Agreement to Conditions May 1, 2003 <br />PLN2003-00012 Page 5 of 6 <br />
