City of San Leandro <br />Community Development Department <br />Planning Services Division <br />CONDITIONS OF APPROVAL <br />PLN2006-00042 <br />3462 Carrillo Drive <br />L. and T. Quintal (Applicant/ Property Owners) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The applicant/property owners shall comply with Exhibits A through D, attached to the staff <br />report dated June 20, 2006, except as hereinafter modified. (Exhibits are on file in the City of <br />San Leandro Community Development Department, 835 East 14th Street, San Leandro, <br />California, 94577). <br />Exhibit A: Cover Sheet, Site Plan and Roof Plan <br />Exhibit B: Streetscape and Site Plan with Window Placement of Adjacent Dwellings <br />Exhibit C: Proposed Elevations <br />Exhibit D: Proposed First and Second Floor Plans <br />B. The applicant/property owners shall be responsible for assuring that any successor in interest <br />who assumes responsibility for this zoning approval is informed of its terms and conditions. <br />C. Construction shall commence within one (1) year following Zoning Enforcement Official <br />approval of the Major Site Plan Review and Administrative Exception and shall be <br />substantially completed one year after commencement of construction. For the purpose of <br />compliance with this condition, commencement of construction shall be defined as the <br />construction of a substantial portion of the building foundation structures. <br />D. This Major Site Plan Review approval permits the construction of a one and two-story <br />addition with approximately 1,289 square feet of area, to the existing 1,102 square-foot <br />single-story home at 3462 Carrillo Drive, Alameda County Assessor's Parcel Number 77B- <br />1152-26. <br />E. Prior to Certificate of Occupancy, the illegal accessory structure in the rear of the dwelling <br />shall be removed from the site. <br />F. The subject residence shall be limited to single-family occupancy, only, unless the City <br />grants approval of a permit for any other unit. For the purposes of this condition, <br />installation of any appliances for cooking, including, but not limited to a stove, hot plate or <br />microwave oven, in any room other than the individual kitchen in the existing dwelling <br />unit within the single-family home, shall be deemed the creation of an additional kitchen <br />and therefore creation of an additional dwelling unit.
