CONDITIONS OF APPROVAL <br />PLN2006-00051 <br />2380-2382-2384 West Avenue 134 <br />Joseph Tezeno (Applicant and Property Owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The project shall comply with Exhibits A through D, attached to the staff report <br />dated September 7, 2006, except as hereinafter modified. (Exhibits are on file at the <br />City of San Leandro, Community Development Department, 835 East 14th Street, <br />San Leandro, California, 94577). <br />Exhibit A-Site Plan, Revised to include a concrete two-space, side-by-side vehicle <br />parking pad <br />Exhibit B-Unit 1 Floor Plan (Front Dwelling) <br />Exhibit C-Unit 2 and 3 First Floor Plan (Rear Building) <br />Exhibit D-Unit 2 and 3 Second Floor Plan (Rear Building) <br />B. The applicant and/or property owner shall be responsible for assuring that any <br />successor in interest who assumes responsibility for this zoning approval is <br />informed of its terms and conditions. <br />IL PERMITTED USES <br />A. This Conditional Use Permit is an approval to convert one existing single-family <br />home and an existing two-family home into a condominium to allow for individual <br />ownership of the three units at 2380-2382-2384 West Avenue 134, also lrnown as <br />Alameda County Assessor's Parcel Number 79A-576-42. <br />B. Prior to issuance of a final map, the applicant shall submit final details and <br />specifications, noting all concrete areas on the property, including a concrete two- <br />space, side-by-side vehicle parking pad as noted on Exhibit A. Any failing or <br />damaged paved areas shall be replaced and noted on the Map to be replaced. <br />Replacement paving on the property shall be colored concrete with the necessary <br />sawn and/or tooled joints. At a minimum the concrete shall be a grey concrete <br />color per Davis Concrete (Silversmoke, Davis Concrete #8084 or #860). The <br />colored concrete details and specifications shall be subject to the review and <br />approval of the Zoning Enforcement Official. <br />C. Prior to approval of the Parcel Map and Condominium Plan, a final landscape and <br />irrigation plan shall be submitted for the project site, which includes the private yard <br />areas. At a minimum, the planting plan shall include new trees with a minimum size <br />of I S gallons. The landscape plans shall also include a pallet of flowering shrubs or <br />plants that have colorful foliage and turf and/or groundcover planting covering all of <br />planter areas.
