XI. GENERAL CONDITIONS <br />A. Prior to approval of the Final Map, a lighting plan (photometric study) and <br />specific street lighting details regarding location, candle power, and light levels <br />shall be reviewed and approved by the City Engineer. The street Lighting shall be a <br />decorative pole and fixture. Details and specifications of said decorative street <br />lighting shall be submitted to the Community Development Director and City <br />Engineer for review and approval. <br />B. All street lighting shall an energy conserving light and shall be designed and <br />located so as not to interfere with traffic on adjacent streets and so as not to shine <br />on adjacent properties, details subject to the approval of the City Engineer. <br />C. Prior to approval of the Final Map, 10 copies of the proposed Conditions, <br />Covenants and Restrictions (CC&R's) shall be submitted for the review and <br />approval of the City Attorney, City Engineer and the Community Development <br />Director. The CC&R's shall specify the responsibilities of the homeowners and <br />the homeowner's association (HOA) with respect to maintenance of easements, <br />streets, parks, passive open spaces, common areas, walking trails, perimeter walls <br />and fencing, parkway strips, required tree plantings, front yard setbacks and street <br />side yard setbacks. The CC&R's shall also specify the review authority of the <br />HOA for private improvements such as street trees, detached accessory structures, <br />patios, additions, and any exterior changes to the homes. The CC&Rs shall include <br />a provision that the garages shall not be converted into residential uses. <br />D. The CC&R's shall include a provision in which the homeowners and/or residents <br />within the subdivision shall not park or store boats, trailers, camper tops, <br />inoperable vehicles and the like outside the buildings, within the project. In <br />addition, the CC&R's shall include a provision in which the homeowners shall <br />not obstruct the garage to prevent its use for vehicle parking. <br />E. The CC&R's shall specify the existing 54-inch storm water collection facility <br />within the Alameda County Flood Control and Conservation <br />District Easement along the westerly edge of the project site. In addition, the <br />easement shall be identified and recorded on ~e tit.., urc.. ~ ~~ +~ <br />~uc.~ ;. <br />. in the Common Area Parcel. The strikeout and <br />revision is for clarification. <br />F. All exterior mechanical equipment such as air conditioning/heating units and <br />radio/television antennas shall be screened from view so as not to be visible from <br />adjacent properties or streets to the satisfaction of the Community Development <br />Director.
