Prior to approval of the Final Map, the applicant shall submit an Inclusionary <br />Housing Plan to the Community Development Director for review and approval. <br />h1 addition, the applicant shall enter into an Inclusionary Housing Agreement. Per <br />Zoning Code Section 6-3006, the applicant shall provide at least 15% of the total <br />number of residential units as Inclusionary Units. In this case of 43 proposed units <br />the total number of Inclusionary Units totals six (6) units. Inclusionary Units are <br />specified as Unit 3 (models) and may not be modified without written request and <br />approval by the Community Development Department. <br />XIV. ADDITIONAL PLANNING COMMISSION CONDITIONS APRIL 20, 2005 <br />A. Obscured (frosted) glass shall be used for the second-story windows (of each end <br />bedroom) of each end unit abutting the northerly property line in order to provide <br />additional privacy to the adjacent property to the north. Note in parenthesis is <br />for clarification. <br />B. The soundwall along the northerly property, within the 20 foot front yard setback <br />from the Washington Avenue right-of--way line, shall be limited to a maximum <br />of three feet in height. Additional security measures above the reduced wall shall <br />be wrought iron-type (tubular metal) fencing located on top of the sound wall to <br />match the existing tubular metal fencing on the adjacent property to the north. <br />The total cumulative height of the wall and fencing shall be eight feet. <br />Agreement to Conditions <br />PLN2004-00101 <br />June 6, 2005 <br />Page 29 of 29 <br />
