Also, no rate changes are proposed for the Marina Course, where the
majority of play is from seniors. AGC believes that increasing the rates on the other resident
green fee categories could result in a decrease of rounds played at Monarch Bay.
The percentage increases in the three categories range between 7.5% to 11.5% over a seven year
period. This percentage increase is well below the past seven year's cumulative CPI of
approximately 22%. AGC also believes these increases will not reduce the number of rounds
played at Monarch.
Below are resident rates that are being charged at comparable municipal courses in the Bay Area
that are either newly built or have had extensive renovations undertaken over the past few years,
similar to Monarch Bay:
W!D W/D Sr. W/D W/E W/E
18 18 Twilight 18 Twilight
Metropolitan (Oakland) $30 $30 $21 $55 $30
Poplar Creek (San Mateo) $28 $23 $24 $35 $29
Callippe Reserve (Dublin) $36 $26 $23 $52 $33
Palo Alto GC (Palo Alto) $36 $27 $30 $47 $41
Monarch Bay (proposed) $29 $22 $20 $39 $25
AGC maintains, and staff agrees, that the proposed rates for Monarch Bay remain very much a
value as compared to the other comparable municipal courses in the Bay area. As mentioned
earlier in this report, increasing the resident rates higher than proposed could mean a reduction of
play on the Tony Lema Course.
