mixed use development referred to as Town Hall Square. The vision is for a vibrant, <br />pedestrian-oriented town center with a residential element. <br />In 2007, the Agency has contracted for the preliminary design of an approximately 500 <br />space Estudillo-Callan parking garage to serve the Plaza and Joint Project Areas. <br />• The Agency will continue to assist with land assembly of strategic real estate assets as <br />necessary to forward the goals of the community and the Redevelopment Plan, and assist <br />its buyers in completing successful redevelopment projects. Properties include 1595 <br />Washington Avenue and the adjacent City-owned parcel at 268 Parrott Street, where <br />Agency staff is currently working with developers to encourage appropriate development. <br />• The Agency continues to work on the final phase of the Marina Boulevard Auto Mall. <br />New Suzuki and Mitsubishi dealerships are scheduled to open in early 2008. <br />• Plans are underway to underground the aboveround utility lines along East 14th Street. <br />Phase One of the project, which runs from 150 Avenue south to the City border, is being <br />led by AT&T and is scheduled to begin construction in summer 2008. Design work is <br />scheduled to begin in 2008 on the City led Phase Two, which will underground the <br />utilities from 150th Avenue north to Lillian Avenue. <br />• Staff is continuing to work to improve the streetscape and medians along the south area <br />of East 14th Street. Design work has been completed for a streetscape and median <br />improvement project which will run along East 14th Street from 136th Avenue to 143' <br />Avenue. Construction is scheduled to begin in spring 2008. <br />• The Agency will participate in funding the completion of the 150th Avenue Triangle <br />Transit Plaza and Landscape Improvement Project. <br />• In fall, 2005, the Albertsons/Deans Food complex was purchased by Kaiser Permanente. <br />In summer, 2007, Kaiser entered into an agreement with ICI to develop approximately 30 <br />of the site's 63 acres into a regional shopping center with approximately 375,000 square <br />feet of retail space. Kaiser intends to develop the remaining acreage into a regional <br />hospital and medical office facility. Throughout 2007-08, Agency staff will work with <br />both Kaiser and ICI to facilitate the private (re)development of the entire site. Estimated <br />build-out of the entire site is five-to-ten years. <br />Agency staff continues to facilitate the planning process for new or significantly <br />improved, larger I-880 interchanges at Marina Boulevard and Davis Street to ease <br />congestion and stimulate private investment in -the project areas by taking better <br />advantage of its strategic regional location. With the passage of Proposition 1B, the <br />renewal of the half cent sales tax, and the Kaiser/ICI project coming to the forefront at <br />the former Albertson's distribution site directly adjacent to I-880 at Marina, it is <br />anticipated that the Marina Boulevard interchange will receive priority in regards to new <br />construction and Agency staff optimistically anticipates reconstruction of the interchange <br />in the next five years. <br />9 <br />
