A total of 179 parking spaces were derived, using the current off-street parking <br />requirements for multi-family uses of 1.5 spaces per one-bedroom units and 2.25 spaces per two- <br />bedroorn units (Zoning Code Article 17). This requirement is equivalent to 1.86 parking spaces <br />per unit. The applicant, therefore, has proposed to redesign the parking area in front of the <br />property. The proposal would reduce the front landscaped setback and the landscaped planter in <br />front of apartment Building A. Please see Exhibit A -Site Plan (Sheet 1 of 3) which shows the <br />existing parking and circulation configuration. The existing front parking area contains 31 <br />spaces, which includes 11 compact spaces and 20 standard spaces. For comparison, see Exhibit C <br />(Sheet 3 of 3), an enlarged partial site plan that shows the proposed redesign of the parking and <br />circulation plan at the front of the property. The redesign increases the amount of parking spaces <br />by 12 spaces; to a total of 43 spaces which includes 39 compact spaces and four standard size <br />parking stalls. <br />In addition to the 12 spaces gained at the front of the property, an extra space would be gained <br />with restriping beneath Building A. The existing configuration contains 26 standard stalls and <br />four compacts, totaling 30 spaces. The space would be restriped to have 24 standard stalls and <br />seven compact stalls, 31 spaces, a net gain of one. <br />Arborist Report and Tree Removal <br />A tree report was prepared by Hort5cience (arborist). The tree report states that the redwood trees <br />in front of Building A were planted in close proximity to one another and to the buildings (page <br />6). Removal of three redwood trees would have a benefit of improving the growing conditions <br />for the remaining trees. Their removal would also improve the livability of the front facing units <br />on Building A, facing Haas Avenue, by increasing light and air movement along the northerly <br />side of the building. The three redwood trees to be removed include two of the five trees along <br />the front of Building A (identified as 342 and 344 in the tree survey map) .and one of the three <br />trees clustered at the front planter of Building A, next to the garage entry drive, (indentified as <br />339 in the tree survey map). <br />Planning Commission Staff Report November $, 2007 <br />Woodside Apartments Conversion to Condominium Page 3 of 10 <br />
