have led to their overcrowded growing condition and restricted growth due to the building. The <br />tree report recommends that the first, third and fifth tree be retained and the second and fourth <br />trees be removed to give the remaining trees more space for a healthier living environment. The <br />report also explains that the trees are so dense and overcrowded that the living units adjacent to <br />the trees have limited natural light and air. The removal of the second and fourth tree and the <br />selective pruning of the retained trees would improve the livability of the residences obscured by <br />the trees. <br />Secondly, there is a cluster of three redwoods in the planter alongside the driveway entrance to <br />the parking area beneath Building A. The tree report found that the three trees are overcrowding <br />each other in the planter and this condition is unhealthy for the trees. The report recommends that <br />one of the three trees be removed to improve the health and living conditions of the two trees <br />remaining. <br />Staff visited the property and found the tree report's observations accurate and would concur <br />with its recommendation to remove the specified redwoods. <br />Off-Street Parkin <br />The City's Condominium Conversion Ordinance requires the project to conform to all applicable <br />parking requirements provided in the Zoning Code. As previously mentioned in this report the <br />proposed off-street parking would exceed the minimum requirement by one space. A total of 180 <br />spaces would be provided where 1'79 spaces are required for the multi-family residential <br />complex. <br />LaundryFacilities <br />As previously stated in this report the applicant would satisfy the laundry facility requirements. <br />The two existing laundry rooms will be equipped with a total of 20 washers and 20 dryers as <br />required by the City's Ordinance for condominium conversion fora 96-unit complex. <br />General Plan Conformance <br />The proposal will attain the following General Plan policies, related to the supply and upkeep of the <br />City's housing stock. <br />Policy 3.01 -Mix of Unit Types Encourage a mix of residential development types in the City, <br />including single-family homes on a variety of lot sizes, as well as townhomes, row houses, live- <br />work units, planned unit developments, and multi-family housing. <br />Policy 53.03 - Inclusionary Housing Require the inclusion of affordable housing in new housing <br />developments-both inside and outside of redevelopment project areas.
