<br />offer buyers of the unite an upgrade package of their choice, for an additional <br />charge, which would include atwo-tone interior paint scheme, upgrade carpet <br />and vinyl flooring, new kitchen and bathroom cabinets, new kitchen appliances, <br />new granke countertops in the kitchen and bathrooms, new light fixtures, new <br />plumbing fixtures and new mirrored wardrobe doors and new tub/shower <br />enclosures. <br />Proied Phasing: There are two buildings, Building A and Building B. Each <br />building contains 48 units. The project will be divided into two phases. The first <br />phase will be the conversion of Building A, the common area and the re- <br />construction of the surface parking lot adjacent to Haas Street. The second <br />phase will be the conversion of Building B. The timing of the second phase will <br />depend upon the sales of the units and current market conditions. <br />Physical Elements Report: A physical elements report was pn3pared by Building <br />Analytics, dated April 2006. The building exteriors and interiors are in good <br />condition, and have received good quality maintenance over the years. The <br />recommendations stated in the executive summary will be contracted for and <br />implemented. The recommendationswlll be phased according to the phasing <br />plan outlined above. <br />Structural Report: A structural and seismic risk evaluation report was prepared <br />by Myers, Houghton & Partners, Inc. dated April 19, 2006. The buildings are <br />generally in good structural condition overall. The recommendations stated in <br />the executive summary will be contracted for and implemented. The <br />recommendations will be phased according to the phasing plan outlined above. <br />Roof Report: The roof report prepared by Ridout Roofing Company dated March <br />29, 2006, recommended the re-roofing of the flat, built-up roof areas on both <br />buildings. We have included this work in the Physical Standards Review. <br />Noise Report: The noise n3port prepared by Illingworth and Rodkin dated May 1, <br />2006, recommended the replacement of all single pane exterior windows and <br />patio doors with standard thermal insulating double pane windows. The report <br />also recommended the installation of sheetrodc to both sides of the interior <br />hallways of each building to minimize the sound to the interior of the units. Trie <br />unit-to-unit floor/ceiling tests resulted in the recommendation for installation of <br />cushioned vinyl flooring for all kitchen floors. We have included this work in the <br />Physical Standards Review. <br />Pest Report: A pest inspection and report prepared by Ken Moore Termite <br />Control dated March 21, 2006, and a supplemental report dated April 17, 20~ <br />are included with the tentative map package. All of the recommendations <br />contained in the reports will be contracted for and implemented. The <br />recommendations will be phased acxording to the phasing plan outlined above. <br />2 <br />
