The following uses are allowed in the DA-4 District, and a conditional use permit is not <br />required. (Certain uses are subject to special requirements and/or limitations, as <br />prescribed following the individual use classification.) <br />L Accessory uses when in conjunction with a permitted use. <br />2. Day Care, Large Family. (Subject to the regulations of Section 2-516: Large Family <br />Day Care Homes, for pre-existing residential uses only.) <br />3. Day Care, Limited. (For pre-existing residential uses only.) <br />4. Garage and Yard Sales. (Limited to two (2) times per year on the premises of the <br />property owner or a residential property in the immediate vicinity.) <br />5. Multi-Family Residential. (Minimum density of 60 units per acre and a maximum <br />density of 100 units per acre on parcels 20,000 s.f. or greater; on parcels less than 20,000 <br />s.f. the density shall not exceed 24 units per acre). <br />6. Park and Recreation Facilities, Public. <br />7. Pre-Existing Single-Family and Two-Family Residential (Pre-existing Single- <br />Family and Two-Family residential uses shall be allowed to remain and shall not <br />be considered non-conforming, but new Single-Family and Two-Family Residential <br />uses shall be subject to a conditional use permit per Subsection B.20 and B.23 <br />below. <br />8. Residential Congregate Care Facilities. (Subject to the regulations of Section 2-518: <br />Residential Congregate Care Facilities, for pre-existing residential uses only.) <br />9. Residential Congregate Care Facilities, Limited. (For pre-existing residential uses only.) <br />10. Utilities, Minor. <br />B. DA-4 District -Conditionally Permitted Uses. <br />The following uses are allowed in the DA-4 District, subject to the approval of a <br />conditional use permit. (Certain uses are subject to special requirements and/or <br />limitations, as prescribed following the individual use classification.) <br />1. Accessory uses when in conjunction with a conditionally permitted use. <br />2. Artists' Studios. <br />3. Assembly Uses. <br />4. Bed and Breakfast Inns. (Subject to the regulations of Section 4-1674: Bed and <br />Breakfast Inns.) <br />5. Cafes. <br />6. Culturallnstitutions. <br />7. Day Care, General. (For pre-existing residential uses only.) <br />8. Group Housing. <br />9. Health and Fitness Centers. <br />10. Industrial Uses. (Pre-existing industrial uses shall not be considered non-conforming and <br />may continue. Expansion up to 25 percent maybe considered with a Conditional Use <br />Permit.) <br />11. Mixed-Use Residential with retail and/or office on the ground floor.
