insurance is requi.ad. Landlord shall notify Tenant in writing <br />of changes in the insurance requirements; and if Tenant does not <br />deposit copies of acceptable insurance policies with Landlord <br />incorporating such changes within sixty (60) days of receipt of <br />such notice, this Lease may be terminated, at Land.lord's option, <br />without further notice to Tenant, and be of no further force and <br />effect. Landlord agrees that Tenant may be self-insured for the <br />limits of insurance shown in Clause 8.2 upon presentation of <br />satisfactory evidence of such coverage to the Landlord. <br />8.3 Failure to Procure and Maintain Insurance <br />If Tenant fails to procure or maintain the insurance <br />required by this Article in full force and effect, Landlord may <br />take out insurance and pay-the premiums thereon, and the <br />repayment thereof, plus. payment of interest as provided in <br />paragraph 16.11 from the date such insurance is obtained, shall <br />be the sole obligation of Tenant and shall be .deemed to be <br />additional rental and payable as such on the next day upon which <br />rent becomes due hereunder.. in additon, if Tenant fails to <br />procure or maintain the insurance required by this Article, <br />Tenant shall cease and desist from operating any business on the <br />premises and the improvements erected thereon and shall prevent <br />members of the public from gaining access to the premises during <br />any period in which such insurance policies are not in full force <br />-and effect. In the event that Tenant fails to cease- its <br />operations and fails to prevent public access to the premises, <br />Landlord shall have the right t~o immediate3~ secure and close-the <br />premises by taking any action it deems neessary to preclude <br />Tenant from conducting its operations and prevent the public from <br />-11- <br />
