Cooke, Principal Engineer _ ~~ ~ <br />SUBJECT PROJECT/PROJECT DESCRIPTION: <br />RESOLUTION APPROVING PARCEL MAP 9527 FOR 2601, 2603 AND 2605 WALNUT <br />DRIVE, SAN LEANDRO, ASSESSOR'S PARCEL NO. 079A-0565-025; OWNER AND <br />SUBDIVIDER: PHAT VO <br />SUMMARY AND RECOMMENDATION <br />Staff recommends adoption of a resolution approving Parcel Map 9527 subject to the Conditions <br />of Approval listed in Exhibit "A" attached to the resolution. <br />BACKGROUND <br />Analysis <br />The subject property is located on a 17,800 square-foot lot at the west end of Walnut Drive. In <br />addition to the one-story single-family home with a detached one-car garage that is located <br />toward the front of the property, there is also atwo-story two-family dwelling at the rear of the <br />lot. On November 2, 2006, the Board of Zoning Adjustments approved a conditional use permit <br />(PLN2006-00064) to convert the existing single-family home and two-family structure into <br />condominiums for sale as three individual units. The parcel map and condominium plan <br />conform to the conditional use permit. <br />A copy of the Covenants, Conditions & Restrictions (CC&Rs) has been submitted, which <br />provides for the maintenance of the property and also details the access rights to the common <br />areas and condominium units. <br />Current City Council Policy <br />• Title VII, Chapter 1 of the San Leandro Municipal Code and the Subdivision Map Act set the <br />authority and procedure for processing the parcel map <br />Previous City Council Action(s) <br />Not Applicable <br />
