STAFF ANALYSIS <br />The Map defines the property line boundaries. The Map and the Condominium Plan conforms to <br />the conditional use permit (PLN2006-00064). <br />Covenants, conditions and restrictions (CC&Rs) have been prepared and referenced on the <br />condominium map. The CC&Rs will provide for the maintenance of the lot, such as driveways, <br />fencing, and landscaping. A provision in the CC&Rs for exterior changes such as additions, patios, <br />storage sheds and fence alterations will be subject to the City's Zoning Code. <br />It should be noted that as a condition of approval of PLN2006-00064, the applicant is required to <br />pay to the City's Affordable Housing Trust Fund an in-lieu fee equivalent to 0.45 of the fixed <br />median sales price for condominiums based on the average median sales price for the previous <br />six months of a condominium dwelling unit in San Leandro, minus the Affordable Ownership <br />Cost, as determined by the Community Development Director, prior to recordation of the Final <br />Map for the subdivision and condominium plan. <br />SUMMARY AND RECOMMENDATION <br />1. Parcel Map 9527 is in conformance with the approved conditional use permit to <br />convert the units into a condominium for sale as three individual units on the single lot <br />(PLN2006-00064). <br />2. Parcel Map 9527 is in compliance with Title VII, Chapter 1 of the San Leandro <br />Municipal Code (Subdivision Ordinance). <br />3. Parcel Map 9527 is in compliance with the Subdivision Map Act (California <br />Government Code). <br />4. Parcel Map 9527 is consistent with the objectives, policies, land use and programs in <br />the City of San Leandro's General Plan. <br />Subject to the comments above, I recommend that Parcel Map 9527 be approved. <br />Planner's Report June 29, 2007 <br />Parcel Map 9527 Page 2 of 2 <br />
