CONDITIONS OF APPROVAL <br />PLN2007-00059 <br />867 Lafayette Avenue <br />Lincoln Blowe, Jr. (Applicant and Froperty Owner) <br />L COMPLIANCE WITH APPROVED PLANS <br />A. The applicant/property owner shall comply with Exhibits A tluough F, attached to the staff <br />report dated November 20, 2007, except as hereinafter modified. (Exhibits are on file in the <br />City of San Leandro Combunity Development Department, 835 East 14th Street, San <br />Leandro, California, 94577). <br />Exhibit A Streetscape & Roof Plan <br />Exhibit B - Site Plan with Adjacent Dwellings <br />Exhibit C Existing Site & Floor Plan <br />Exhibit D Proposed First and Second Floor Plans <br />Exhibit E Existing Elevations <br />Exhibit F - Proposed Elevations <br />B. The applicant/property owner shall be responsible for assuring that any successor in interest <br />who assumes responsibility for this zoning approval is informed of its teens and conditions. <br />G. Construction shall commence within one (1) year following Zoning Enforcement Official <br />approval of the Major View Preservation/Site Plan Review and shall be substantially <br />completed one year after commencement of construction. For the purpose of compliance <br />with this condition, commencement of construction shall be defined as the construction of <br />a substantial, portion of the building foundation structures. <br />D. This Major Site Plan Review and Administrative Exception allows for an addition to the <br />first story and a new second story to the existing single-family home, and to allow 51% <br />Floor to Area Ratio (F.A.R) where 50% is the maximum permitted. The proposed addition <br />would add approximately 597 square feet to the first-story and provide a new <br />approximately 1,382 square-foot second-story to the existing 1,002 square-foot single- <br />story, single family home and result in a new total livable area of approximately 2,981 <br />square feet; 867 Lafayette Avenue; Assessor's Parcel Number 75-165-58; L. Blowe, <br />(applicant/property owner); RS, Residential Single-Family District. <br />E. The subject residence shall be limited to single-family occupancy, only, unless the City <br />grants approval of a permit for any other unit. For the purposes of this condition, <br />installation of any appliances for cooking, including, but not limited to a stove, hot plate or <br />microwave oven, in any room other than the individual kitchen in the existing dwelling <br />unit within the single-family home, shall be deemed the creation of an additional kitchen <br />and therefore creation of an additional dwelling unit. Specifically, beds°ooms or any room <br />other than the designated kitchen in the home on the property shall not have any other <br />kitchen and shall not be acknowledged as a separate dwelling unit at the subject property. <br />~\greemeut to Conditions November 20 2007 <br />PLN2007-0C)0~9 Page 3 of 4 <br />
