CONDITIONS OF APPROVAL <br />PLN2007-00022 <br />215 Cambridge Avenue <br />Nicholas I. Dwonch (Applicant and Property Owner) <br />L USE RESTRICTIONS <br />A. This Site Plan Review approves the construction of a new detached manufactured <br />secondary dwelling unit, containing 447 square feet, and located toward the rear <br />(southeasterly corner) of the property. The secondary unit would include a <br />bedroom, living room, kitchen and a bathroom. The detached secondary unit <br />would be situated on a property with less than 10,000 square feet (9,408 square <br />feet) at 215 Cambridge Joaquin Avenue, also known as Alameda County <br />Assessor's Parcel Number 76-274-51. <br />B. As shown on the approved site plan, a minimum of three off-street parking spaces <br />shall be maintained on the property (two spaces inside the existing two-car garage <br />and one space inside the proposed one-car garage). <br />C. This approval includes a Certificate of Compatibility for the manufactured <br />structure with an approximate roof pitch not to exceed 4:12 slope, composition <br />shingles to match or blend in with the existing structures on the property, and <br />exterior walls of the structure to be a horizontal siding <br />D. Approval of a secondary dwelling unit shall not be deemed to be a division of land <br />for purposes of Government Code Section 66410 et seq. or Title VII of the <br />Municipal Code, nor shall this approval in accord with the Article entitle the <br />applicant to: <br />1. Such a division of land; or <br />2. To have each of the two (2) dwelling units on the parcel separately assessed <br />for property tax purposes. <br />II. SITE DEVELOPMENT REQUIREMENTS <br />A. SITE PLAN, FLOOR PLAN, BUII,DING EXTERIORBLEVATIONS <br />1. The following shall be included on the site plan, floor plan and elevations that <br />are required to be submitted to the San Leandro Building and Safety Services <br />Division for building permits and are subject to final approval of the Chief <br />Building Official. <br />i.
