THE <br />PROPOSED USE PERMIT IS FOR THE CONVERSION OF THE WOODSIDE <br />APARTMENTS, 235 HAAS AVENUE, A 96-UNIT APARTMENT COMPLEX, TO <br />CONDOMINIUM OWNERSHIP. AS PART OF THE CONDOMINIUM CONVERSION <br />PROCESS THE PROPERTY OWNER IS PROPOSING TO REDESIGN THE FRONT <br />PARKING LOT TO INCREASE THE CURRENT OFF-STREET PARKING SUPPLY, <br />THEREBY REDUCING THE FRONT LANDSCAPED SETBACK AND REQLTIl2ING A <br />MODIFICATION TO THE PLANNED DEVELOPMENT. VESTING TENTATIVE MAP <br />TRACT NO. 7767 IS PROPOSED TO CREATE THE SUBDIVISION FOR CONDOMINNM <br />OWNERSHIP. ASSESSOR'S PARCEL NUMBER 76-437-7-1; K. OESTERREICH, <br />DAVIDON INVESTORS (APPLICANT AND PROPERTY OWNER); RM-1800 (PD) <br />RESIDENTIAL MULTIPLE-FAMILY, PLANNED DEVELOPMENT OVERLAY DISTRICT. <br />(CONTINUED FROM THE JANUARY 22, 2008 C1TY COUNCIL MEETING.) <br />SUMMARY AND RECOMMENDATION <br />The City Council heard this matter on January 22, 2008. At that meeting the City Council heard <br />the staff report, heard the applicant's testimony, and asked questions of the applicant. In the <br />Council's discussion, it expressed concern about the phasing of the 96-unit project in the poor <br />economic conditions that exist in the current real estate market, the distribution of the <br />inclusionary units, the improvements to the property and the interior of the units, and the quality <br />and level of those proposed improvements and upgrades. <br />The Council action was to continue the matter to its regular meeting of March 3, 2008 to allow <br />the City Council at a subsequent work session an opportunity to discuss its policies regarding <br />condominium conversions and to provide the applicant an opportunity to prepare in providing <br />additional and detailed information to address the Council's concerns and questions. <br />'~ The applicant has communicated to City staff that it respectfully requests the Council's <br />indulgence to allow additional information to be provided which perhaps was not clearly <br />communicated at the City Council meeting. The applicant would like to explain in detail its <br />response to the issues and concerns raised by the Council. <br />
