• <br />• July 1 lth -Second community meeting to obtain input on land use alternatives. <br />• July 25th - TOD CAC meeting to discuss the financial feasibility of opportunity sites. <br />4. Update on Development Projects <br />Business Development Manager Sims provided the Business Development Committee with <br />an informational overview as to the status of various projects currently underway in San <br />Leandro. These projects include: <br />104U Davis Street -The former Fire Station #10 at 1040 Davis Street has been demolished <br />and the lot has been prepared for new construction. McNely Construction, who owns the <br />site, is now in the process of commencing construction of 10,000 square feet of new office <br />space. It is anticipated that construction will be completed by the end of 2006, with new <br />tenants occupying the offices by the beginning of 2007. <br />1103 Davis Street -The Tuscany Homes housing development located at 1103 Davis is well <br />under way and Langon Homes, the housing developer, anticipates completion of the project <br />by September 2006 with occupancy of the nine live/work spaces to follow soon thereafter. <br />Bayfair Shopping Center -Building Permits have recently been issued for Staples and Old <br />Navy, and preliminary construction work has begun on Starbuck's and Chevy's. Design <br />work continues on other proposed uses including Jamba Juice and Red Brick Pizza, and <br />further tenant improvement plans are anticipated for the Center's interior in the near future. <br />Additionally, traffic reconfiguration work in and around the Bayfair Center parking lot is <br />expected to begin this summer. <br />Industrial Update -San Leandro industrial lease rates have remained canstant over the first <br />months of 2006 as San Leandro continues to have one of the lowest industrial vacancy rates <br />among cities in the I-80II-880 corridor. Of note, National Upholstery has recently relocated <br />to San Leandro from Berkeley, and will bring 65 full-time jobs with them to their new site on <br />Factor Ave. Also, renovations are being completed at the former Gardco Lighting building <br />on the corner of Aladdin and Alvarado which will allow for multiple light industrial tenants <br />to lease space and operate from the site. <br />5. Public Comments <br />Heidi Finberg, CEO of San Leandro Chamber of Commerce, offered her congratulations to <br />all City staff and all elected officials for the passage of Measure I. Finberg further thanked <br />all City staff who worked diligently with the Chamber to negotiate and formulate the <br />language for Measure I. <br />6. Committee Member Comments <br />Committee member Badger stated that the plans for an Eco Park at Bayside Business Park <br />seem to have stalled, and suggested that it may be beneficial to West San Leandro, as well as <br />the entire City, to revisit the idea. <br />7.
