The aggregate assessed value of the top ten secured property <br />taxpayers accounted for approximately 15% of the total assessed value of the Project Area for <br />2007-08. The largest owner accounts for approximately 3.3% of Project Area valuation. As a <br />percentage of incremental valuation, the top owners account for 26% of valuation. <br />Approximately 14% of the assessed valuation for the largest assessees is on the unsecured roll, <br />presumably leased equipment used by the Peterson Tractor Company and the Georgia Pacific <br />Corp. <br />The Ghirardelli Chocolate Company, the largest property owner in the Project Area, <br />operates a chocolate factory on 136th Avenue. General Foods Corporation, the second largest <br />owner, produces coffee in a plant on Halcyon Drive under the Maxwell House and Yuban labels. <br />The third largest property owner in the Project Area, AMB Property Corp, has a warehouse <br />facility on Alvarado Drive. The Peterson Tractor Company is a Caterpillar equipment dealer, <br />while Georgia Pacific Corporation operates a box manufacturing plant in the Project Area. <br />The remaining properties in the table below include three commercial properties, a light <br />industrial use and an assisted living facility. <br />-23- <br />
