(subdivider) for a development project with four (4) townhomes and releases the <br />performance bond for said work immediately and the maintenance bond at the end of the <br />warranty period <br />SUMMARY AND RECOMMENDATION <br />Staff recommends initial acceptance of the subdivision improvement work for the subject project <br />and the release of the performance bond for said work immediately and the maintenance bond at <br />the end of the warranty period. <br />BACKGROUND <br />The project divided a vacant parcel and constructed four (4) townhomes at the corner of Doolittle <br />Drive and Sitka Street. Prior to acceptance of the Parcel Map the subdivider entered into a <br />Subdivision Improvement Agreement that required construction of curb, gutter, sidewalk, and a <br />sanitary sewer adjacent to the project. <br />Analysis <br />The subdivider constructed all public and private improvements in accordance with the approved <br />plans and City standards within the time limits specified in the Subdivision Improvement <br />Agreement. A one year warranty period will commence upon initial acceptance of the work. <br />The subdivider has submitted a maintenance bond in the amount of 10% of the value of the <br />public improvements to guarantee that any defective work will be repaired or replaced during the <br />warranty period. <br />This resolution authorizes the City Manager to immediately release the performance bond <br />provided for in the Subdivision Improvement Agreement and to release the maintenance bond <br />following the completion of any repairs that become necessary during the warranty period. <br />
