Consultant will prepare contract plans and specifications needed to bid and complete the demolition of the <br />existing parking structure. City will conduct a hazardous material assessment and provide this report to <br />Consultant for incorporation into bid documents. <br />1. Demolition contact documents will be a stand-alone package to be bid separately from other work. <br />The Consultant shall submit plans specifications and back-up materials and acquire a building permit from the <br />City of San Leandro Building Regulations Department. Payment of any Building Permit fees will be the <br />responsibility of the City. <br />2, City to provide consultant a hard copy set of existing structure construction documents for use in <br />preparing the demolition bid package. Consultant will consult with City`s geotechnical ehgineer to <br />evaluate the feasibility of utilizing the existing drilled pier deep foundation for support of the new <br />structure. <br />Meetings: The time for a total of 2 meetings with a City assembled Project Management Team (PMT) <br />or other groups are allotted for this task, <br />Deliverables: Demolition contract plans, specifications, Demolition Permit, and engineer's <br />estimate of probable costs <br />Task 3 -Construction Documents and Permitting <br />1, The Consultant shall attend a Construction Document kick-off meeting with consultant <br />team and City staff (PMT) to review goals and deliverables (PMT). <br />2. The Consultant shall incorporate comments from City's review of the Design <br />Development phase comments into the Construction Documents. <br />Based on the approved Design Development Documents and any further adjustments in <br />the scope or quality of the Project or in the Project budget authorized by the City, the <br />Consultant shall prepare, for approval by the City, Construction Documents consisting of <br />Drawings and Specifications setting forth in detail the requirements for the construction <br />of the Project. Consultant will have coordination responsibility of all design disciplines to <br />provide an integrated and coordinated set of plans and specifications, <br />4, There will be three major milestone submittals as part of this phase: 70% and100% <br />Construction Documents, each followed by a PMT review, from which the Consultant will <br />receive written comments and direction to continue, and a final document submittal. <br />(a) 70% Construction Documents <br />(i) Consultant shall update project schedule <br />(ii) The Consultant shall begin technical specifications. <br />(iii) The Consultant shall refine plans, sections. <br />(iv) The Consultant shall develop schedules and details. <br />Consulting Services Agreement between Redevelopment Agency of the <br />City of San Leandro and Walker Parking Consultants--Exhibit A Page 18 <br />
