CITY OF SAN LEANDRO <br />PLANNING SERVICES DIVISION <br />MEMORANDUM <br />DATE: February 7, 2006 <br />TO: Ken Joseph, City Engineer <br />FROM: Sally Barron, Planner II <br />SUBJECT: City Planner's Report on Parcel Map Number 8216; 15301 Farnsworth Street; <br />RAM Engineering Consulting Services (applicant) and Trinh Hoang (property <br />owner) <br />INTRODUCTION <br />Pursuant to Title VII, of Chapter 1 of the San Leandro Municipal Code, please accept this as the <br />City Planner's Report on Parcel Map 8216. <br />BACKGROUND <br />The subject site is a 10,258 square-foot lot at the northwest corner of Farnsworth Street and <br />Burkhart Avenue in Washington Manor. The lot is developed with aone-story, 1,160 square-foot <br />single-family home, oriented toward Farnsworth Street, and an approximate 400 square-foot <br />detached garage, oriented toward Burkhart Avenue. The property is zoned RS Residential <br />Single-Family Zoning District. <br />On November 7, 2005, the property owner received a Planned Development and Rezone (from RS <br />(Residential Single-Family District) to RS-PD approval), PLN2005-000005, from the City <br />Council to split the lot into two parcels, to allow for the development of a new 2,368 square-foot <br />two-story dwelling on the interior, westernmost lot. The approval allowed for an interior lot size <br />of approximately 4,583 square feet, where 5,000 square feet is the minimum lot size for an <br />interior lot, and to allow for a corner lot size with approximately 5,675 square feet, where 6,000 <br />square feet is the minimum lot size for a corner lot in the RS District and for the resulting <br />substandard rear setback for the existing home on the corner lot of five feet, where 10 feet is <br />required in the RS District. <br />DETAILS OF PROPOSAL <br />Parcel Map 8216 proposes to subdivide the single lot into two parcels, one for the existing home <br />on the corner lot and one for the new home on the interior lot. <br />
