The following uses are allowed in the NA-2 District, subject to the approval of a <br />conditional use permit. (Certain uses are subject to special requirements and/or <br />limitations, as prescribed following the individual use classification.) <br />1. Accessory uses in conjunction with a conditionally permitted use. <br />2. Bars. <br />3. Bed and Breakfast Inns (subject to the regulations of Section 4-1674: Bed and <br />Breakfast Inns). <br />4. tizu~~--~~o~ <br />5. Commercial Recreation. <br />6. Drugstores. <br />7. Entertainment Activities. (Entertainment Activities, when provided either as a <br />primary use or as an accessory use to permitted and conditionally permitted <br />uses, require use permit approval.) <br />8. Farmers' Market. <br />9. Home Improvement and Interior Decoration. <br />10. Mixed-Use Residential. <br />11. Multi-Use Residential. <br />12. Telecommunications Towers [see Section 4-1686: Wireless <br />Telecommunication Facilities {as per Ordinance No. 98-009}]. <br />13. Theaters. <br />14. Theaters, Small Scale. <br />15. Utilities, Major. <br />SECTION 7. Subsection A of Section 4-2004 of the City of San Leandro Zoning Code <br />is hereby amended by adding a new sub-subsection 5, as follows: <br />5. Exception for Nonconforming Clubs Lodges and Religious Assembly <br />Uses in Commercial Zoning Districts: A nonconforming club, lodge, or <br />religious assembly use that lawfully existed in a commercial zoning <br />district prior to May 7, 2003, may be enlarged, subject to a use permit <br />issued by the Board of Zoning Adjustments. The Board of Zoning <br />Adjustments, in addition to the findings required for a use permit, shall <br />make the following findings: <br />a. That the expansion. of the existing nonconforming club, lodge or religious <br />assembly use and, thus, the perpetuation of the nonconforming club, <br />lodge, or religious assembly use will not be detrimental to the economic <br />vitality of the area and surrounding conforming uses; and <br />b. That the enlarged club, lodge, or religious assembly use is visually <br />compatible with the nearby conforming and nonconforming uses and <br />upgrades the overall condition of the structure and the neighborhood. <br />SECTION 8.
