<br />CITY OF SAN LEANDRO <br />MEMORANDUM <br />DATE: December 12, 2006 <br />TO: Nick Thom, Associate Engineer <br />FROM: Sally Barros, Planner II <br />LJ <br />SUBJECT: City Planner's Report on Parcel Map Number 9192; 2412 Marina Boulevard; A. <br />Zazai (Property Owner); Espinosa Surveying (Surveyor). <br />INTRODUCTION <br />Pursuant to Title VII, of Chapter 1 of the San Leandro Municipal Code, please accept this as the <br />City Planner's Report on Parcel Map 9192. <br />BACKGROUND <br />The subject property is on the south side of Marina Boulevard and encompasses approximately <br />14,800 square feet. It is developed with one single-family home, which is located toward the <br />northerly end of (front) of the property and a duplex toward the southerly end (rear) of the property. <br />The single-family home is one-story with two bedrooms, and two bathrooms. An open parking pad <br />is located to the side of the home and the westerly interior side yard. The duplex is comprised of <br />two, three-bedroom, and two-bath units each with an attached two-car garage. The duplex is two- <br />story. In the RO District, an additional two-family home maybe built on a lot in excess of 14,000 <br />square feet in area (Zoning Code Section 2-582 A.). <br />In January 2006, the property owner received a conditional use permit (PLN2005-00128) to convert <br />the existing single family-home and duplex into a condominium for sale as three individual units. <br />DETAILS OF PROPOSAL <br />Parcel Map 9192 is a single lot subdivision. The single lot will contain three units, which maybe <br />sold as individual units. <br />STAFF ANALYSIS <br />The map defines the property line boundaries. The map conforms to the conditional use permit <br />(PLN2005-00128). <br />
