CONDITIONS OF APPROVAL <br />PLN2008-00003 - 78 Williams Street <br />Alameda County Assessor's Parcel Number 77-549-11 <br />Dennis and Sharon Christian (Applicant and Property Owners) <br />L COMPLIANCE WITH APPROVED PLANS <br />A. The applicant shall comply with Exhibits A through C, dated May 15, 2008, except as <br />hereinafter modified. (Exhibits are on file at the City of San Leandro Community <br />Development Department, 835 East 14th Street, San Leandro, California). <br />Exhibit A -Revised Site Plan and Floor Plan, with adjacent properties <br />Exhibit B -Revised Site Plan and Floor Plan <br />Exhibit C -Revised Elevations and Project Summary <br />B. The applicant and/or property owner shall be responsible for assuring that any successor <br />in interest who assumes responsibility for this zoning approval is informed of its terms <br />and conditions. <br />C. Construction shall commence within one (1) year following Board of Zoning <br />Adjustments approval of the Conditional Use Permit and Site Plan Review, and shall <br />be substantially completed one year after commencement of construction. For the <br />purpose of compliance with this condition, commencement of construction shall be <br />defined as the pouring or construction of a substantial portion of the building <br />foundation structures. Pursuant to Zoning Code Section 5-2218, this approval shall <br />lapse on May 15, 2009 unless a) a building permit has been issued, coupled with <br />diligent progress evidencing a good faith intent to commence the intended use, or b) a <br />written request for aone-year extension of the use permit is approved by the Zoning <br />Enforcement Official. <br />II. USE RESTRICTIONS <br />A. This conditional use permit, site plan review, and parking exception approves <br />construction of an attached one-story 1,300 square foot addition to the rear of the 896 <br />square-foot existing single-family home at 78 Williams Street to create a duplex. The <br />proposed two-family home would include two uncovered parking spaces at the rear of <br />the property and other surface parking spaces along the driveway. Said parcel is also <br />known as Alameda County Assessor's Parcel Number 77-549-11. <br />B. Any changes to the approved exterior design of the duplex building shall be submitted in <br />writing as a request to the Community Development Director. The request shall include <br />but is not limited to the reason(s) for the change(s) to the exterior design and exhibits <br />that shall be neat, accurate, to scale, including dimensions, colors materials and finishes. <br />Conditions of Approval May 15, 2008 <br />PLN2008-00003 Page 3 of 8 <br />
