CONDITIONS OF APPROVAL <br />PLN2008-00011 <br />1373 Glen Drive <br />Julie Quayle (Property Owner) <br />I. USE RESTRICTIONS <br />A. This Site Plait Review and Administrative Exception approves the construction of a <br />new detached secondary dwelling unit containing 450 square feet, to be added to <br />the existing detached two-car garage situated at the rear of the property. The <br />secondary unit would include a bedroom, living room, kitchen and a bathroom. <br />The detached secondary unit would be situated on a property with less than <br />10,000 square feet (7,371 square feet) and would result in a detached structure <br />greater than 500 square feet (890 square feet) at ] 373 Glen Drive, also known as <br />Alameda County Assessor's Parcel Number 76-353-25. <br />B. As shown on the approved site plan, a minimum of three off-street parking spaces <br />shall be maintained on the property (two spaces inside the existing two-car garage <br />and one space inside the proposed one-car garage). <br />C. As shown on the approved elevations, the roof of the addition for the secondary <br />unit will be hipped, shall not exceed an approximate roof pitch of 4:12 slope or be <br />more than 15 tall at the tallest ridge, and will be finished with composition <br />shingles to match with the existing. The siding will be stucco to match the <br />existing, with an element of vertical weathersteel siding on the upper portion. <br />D. Approval of a secondary dwelling unit shall not be deemed to be a division of land <br />for purposes of Government Code Section 664] 0 et seq. or Title VII of the <br />Municipal Code, nor shall this approval in accord with the Article entitle the <br />applicant to: <br />1. Such a division of land; or <br />2. To have each of the two (2) dwelling units on the parcel separately assessed <br />for property tax purposes. <br />IL SITE DEVELOPMENT REQUIREMENTS <br />A. SITE PLAN, FLOOR PLAN, BUILDING EXTERIOR/ELEVATIONS <br />1. The following shall be included on the site plan, floor plan and elevations that <br />are required to be submitted to the San Leandro Building and Safety Services <br />Division for building permits and are subject to final approval of the Chief <br />Building Official. <br />Agreement to Conditions April 15, 2008 <br />PLN2008-00011 Page 3 of 6 <br />
