Zoning Code Amendments 3 Ocober 6, 2008 <br />Recycling Facilities, Large Collection Facilities <br />^ Article 16, Section 4-1646 (B), Permits Required <br />Off-Street Parking <br />^ Article 17, Section 4-1702, Basic Requirements for Off-Street Parking & Loading <br />Site Plan Review <br />^ Article 25, Section 5-2506, Review and Approval Authority <br />DISCUSSION <br />The proposed draft ordinances relating to changes of use in the industrial zones, clean-up items <br />associated with the Transit-Oriented Development Strategy (TOD), off-street parking, substandard <br />lots, and the Site Plan Review process, is summarized as follows: <br />Use Regulations in Industrial Zones <br />Animal boarding, government offices, and recycling facilities are limited in their locations in <br />other city districts. A use permit process would provide additional locations. Government <br />offices--especially for the fire department--are needed at additional City locations. <br />Proposal• <br />^ "Animal Boarding" is proposed as a permitted use in all Industrial zones as long as the <br />use is entirely indoors. This will allow, for example, animal care facilities near the airport <br />for people requiring care for their pets when they leave town. This applies to Article 7, <br />Sections 2-704, 2-706 and 2-708. <br />^ "Government Offices" is being proposed for the Industrial zones in order to find locations <br />for government facilities that may also include parking for heavy vehicles such as a <br />Public Woks facility. This applies to Article 7, Sections 2-704, 2-706 and 2-708. <br />^ "Recycling Facilities, Large Collection". Will be allowed as a Conditional Use in the IP <br />zone anly, per section 2-708. (Article 16, Section 4-1646 (B) "Permits Required" matrix <br />will also be amended to reflect this change). <br />TOD Strategy Clean-Up Items <br />With development beginning in the DA Districts, staff continues to find items that require fine <br />tuning: <br />
