Hollister <br />Interim City Manager <br />RESOLUTION APPROVING PARCEL MAP 9804 FOR 1855 HAYS STREET AND 320 <br />CASTRO STREET, ASSESSOR'S PARCEL NO. 075-0009-008, OWNER AND <br />SUBDIVIDER: LUIS AND IRENE FARIA <br />SUMMARY AND RECOMMENDATION <br />Staff recommends adoption of a resolution approving Parcel Map 9804 subject to the Conditions <br />of Approval listed in Exhibit A attached to the Resolution. <br />BACKGROUND <br />Analysis <br />The subject property is approximately 6,250 square feet in size and is located at the west corner <br />of Hays Street and Castro Street. The street frontage is 125 feet along Hays Street and 50 feet <br />along Castro Street. On June 2, 2005, the Board of Zoning Adjustments approved Conditional <br />Use Permit PLN2005-00027 for the construction of the current two-story residential duplex on <br />this lot. The northerly half of the duplex has 2,377 square feet of living area and includes three <br />bedrooms, three bathrooms, a bonus room on the second floor, and a den on the ground floor. <br />The southerly half of the duplex has 2,008 square feet of living area with three bedrooms, two <br />and one-half bathrooms, a game room on the second floor, and a family room on the ground <br />floor. Each unit has an attached two-car garage with a floor area of 508 square feet. <br />The duplex was completed in late 2007 and the owners are requesting that the two units be <br />converted into condominiums for individual sale and ownership. On September 18, 2008, the <br />Board of Zoning Adjustments approved a conditional use permit (PLN2008-00027) for the <br />condominium conversion of this duplex. <br />The parcel map and condominium plan conform to what was approved with Conditional Use <br />Permit PLN2005-00027. All Conditions of Approval listed in Exhibit "A" of the resolution shall <br />be satisfied prior to release of the parcel map for recordation. One of these conditions requires <br />
