Grantor owns that certain real property situated in the City of San Leandro, <br />California, at 1193 Warden Avenue (the "Property"). <br />B. Grantee desires to obtain anon-exclusive easement for the installation, maintenance, <br />and use of telephone lines on a portion of the Property under the terms and conditions hereinafter <br />set forth. <br />NOW, THEREFORE, the parties agree as follows: <br />1. Grant of Easement Grantor hereby grants to Grantee anon-exclusive Easement on a <br />portion of the Property, as more particularly described in Exhibits A and B attached hereto and <br />incorporated herein by reference (the "Easement Area"). In consideration for such grant of <br />Easement, Grantee agrees to comply with all of the terms and conditions set forth herein. The <br />use of the Easement granted herein shall be limited to the installation, maintenance, and repair of <br />telephone equipment and appurtenances thereto, as more particularly described as follows: <br />(a) Grantor grants to Grantee anon-exclusive surface Easement providing Grantee the <br />right to use the ground surface of the Easement Area for all purposes necessary to install, <br />maintain, repair, and replace in the Easemcnt Area telephone equipment and appurtenances <br />thereto, specifically below grade utility lines, a conduit path, a service area interface, and a <br />concrete pad. After such installation, the Grantor may park vehicles on the Easement Area. <br />
